The Serra Residences occupies a 51,396 sq ft plot in Novena, merging two former parcels for its 28-storey tower.

Showroom and sales gallery for The Serra Residences opens from 2 October 2026 at 11 Bassein Road, marking the official launch of a new 28-storey freehold condo on 2 Moulmein Road in Singapore’s District 11.

Location and design concept

The development sits on a 51,396 sq ft (4,774.80 sqm) plot created by merging the former Pastoral View site with an adjacent parcel. It occupies a sloping terrain that the tower exploits to create a mountain-inspired, biophilic façade.

Only a single block rises over a basement, housing 133 exclusive units. Designed as an intimate sanctuary raised above the street level, the development combines biophilic, mountain-inspired architecture with an amenity offering typically reserved for significantly larger residential projects.

Being Novena’s first GFA-harmonized freehold launch, buyers are charged solely for usable interior space, eliminating costs for non-strata elements such as air-conditioner ledges.

Unit mix and pricing outlook

Unit types range from two-bedroom plus study layouts of 710–721 sq ft to a five-bedroom model. The 2-bedroom B1, B1a, and B2 models feature a “dumbbell” plan that places the master on one side and the second bedroom on the opposite side of the living-dining core.

Early indications suggest 2-bedroom + study units could start around $2.1 million to $2.3 million, based on market benchmarks of $3,000–$3,400 per square foot for Core Central Region launches.

Three-bedroom options include a compact C1 type under 770 sq ft, while C2 and C3 provide more spacious layouts with dedicated foyers and semi-enclosed kitchens. Four-bedroom D1 delivers four rooms within 958 sq ft, and D2 adds a wet-dry kitchen suite for larger families.

The premium D4 unit spans 1,528 sq ft and incorporates a private lift lobby, dual-master suites, and a separate service entrance.

These configurations emphasize space efficiency: corridors are minimized, and nearly 100% of floor area is usable living space. GFA harmonization ensures that buyers’ payments directly reflect livable square footage.

Tucked into the natural sloping terrain of Bassein Road, the tower capitalizes on these natural contours. Despite having only 133 units, the 51,396 sq ft site accommodates resort-tier amenities usually found in 300+ unit developments.

Far East Organization, the developer behind the project, has delivered over 780 projects since 1960 and holds 14 FIABCI World Prix d’Excellence awards. Its portfolio includes notable towers such as Altez, Silversea, and The Scotts Tower.
